Like in any other country there are many real estate agents to choose between in Spain. One big difference though, is that several different agents can have the same object. Sometimes even at different prices. All real estate agents are tough not the same. We specialize in properties of high quality in attractive areas and always try to give our clients maximum value for their money. That's why we always include free conveyance, from getting NIE-numbers* and opening up bank accounts to register the property at the land registry after the title deeds has been signed by the Notary's office. The only costs that our clients have to pay, are the official fees from the town hall, the land registry, the electricity and the water company. This is a service that normally would cost about 1 200 - 2 000 euros at a Gestoria.
When it comes to new constructions, the prices are always the same, no matter what real estate agent you choose or if you go directly to the builder. Normally you will always get the same end product, unless some difficulties occur because of different languages. The big difference is the extra value for money and peace of mind that you can get with an honest and experienced real estate agent. In case a problem arises, there is always better to have a real estate agent to use as a middle hand as the builder is always more dependent of a real estate agent than a single buyer
Good to know is also that there is a great difference in how different builders treat their clients once they have signed the contract. Maybe surprisingly there are no correlation between price of the property and how they treat and value their clients. It can be a brutal surprise to discover that the beautiful sea views that the builder initially sold to you later got replaced with the living room of a neighbor. This is not unusual. Neither that the builder are not fully aware of the existing rules and regulations. One typical mistake is that they think that they choose the notary. Since the Notary are free to set his own prices, this can make a big difference on the final price.

We also investigate that all taxes, fees and bills have been paid. We also check that all permissions have been applied for and granted by the town hall. For example, If a reform has been made without the proper permissions, the new owner can be forced to tear it down as well as to pay high fines.
* NIE-nummer, Número de Identidad de Extranjero, is a Spanish identification number for foreigners. Once you get it, you will keep the same number for the rest of your life. You can apply for it in your country at any Spanish Embassy or Consulate or we can help you do it in Spain.
